Every offer counted here was posted in one of the Berlin group chats or listing sites we read in the last seven days, and is counted once even if it went up in five places at the same time. Pick a neighbourhood for its asking rents and a description of the market there.
Counts change fast. A Kiez that is quiet on a Tuesday often is not on a Sunday evening, when many sublets get posted. For the longer view, see asking rents by month.
Why neighbourhood matters more here than on the portals
A Zwischenmiete is short. You are choosing where to be for three months, not five years, so the commute, the tram at midnight and the price gap between neighbouring Kieze decide it. Berlin’s gaps are large: the same room can cost two hundred euros a month more in Prenzlauer Berg than in Wedding, twenty minutes away on the U2.
The other reason is supply. Sublets cluster. Roughly half of everything posted in the groups is in four districts, and a filter set to one quiet neighbourhood is a feed that stays empty for two weeks. If you are working to a deadline, pick a busy Kiez and one or two next to it rather than the single one you had in mind.
